Selecting a Land Surveyor

Surveying is a highly technical field that requires expertise in real property law, public records, research, evaluation of historical survey evidence, mathematics, statistics, measurement systems, planning regulations and current computer technologies.

Surveyors are often needed:

prior to selling or buying land

prior to the beginning of any construction improvements within property boundaries

when dividing parcels of land for sale or adjusting existing parcel boundaries

when property ownership disputes arise

to investigate written records and historical evidence

Survey Costs:

The difficulty of a survey and the presence of any disputed  areas are significant factors.  The cost is proportional to the time needed to properly perform  a survey but not necessarily proportional to parcel size.

FAQ’s

Will a survey tell me where boundary lines are?

The surveyor locates the boundaries of the property on the ground described in your deed.   If conflicts exist, your surveyor will explain why.  Boundary lines through wooded areas are hacked adn painted.  Lines through open areas can be staked.

How will I know what has been surveyed?

The land surveyor will perform the survey in accordance with the scope of work  mutually agreed upon property corners will be  marked with steel rods or other permanent markers.

Should I explain why I want a survey made?

Prior to starting a survey the owner should clearly define the scope of the work with the land surveyor by stating goals and expectations for the finished survey.  The better the surveyor knows the owner’s needs, the better he/she can recommend the type of survey needed.
